- What are the income and credit qualifications?
To pass a background, credit and rental history check as well as making 2.5 xs base rent amount montly.
- What is acceptable “proof of income” to sign a lease?
1 month of paystubs, 3 months of bank statements
- What happens if I qualify for an apartment, but my roommate does not?
The roommate would not be eligible to move in.
- Is my security deposit totally refundable?
The true security deposit is refundable pending final rent, water bill, and any damages found in the unit at move out.
- If I get a job transfer, can I break the lease?
Yes, as long as a 60 days notice is given and a termination fee of 2 months rent is due prior to turning in keys.
- Can I change to a month-to-month lease plan after my first year?
Yes for a maximum of 3 months at the market rent.
- Do you accept short term leases?
We offer 7-14 month leases.
- Are residents permitted to paint their apartment?
Yes, we require $100,000 in liability coverage.
- Do you offer furnished apartments?
No
- Do you offer corporate apartments?
No
- If something needs to be repaired in my apartment, how do I report it?
By submitting a work order through the resident portal.
- When is my rent payment due?
On the 1st and late after the 3rd every month.
- On what day of the month am I liable for a late charge?
On the 4th day.
- Will you accept electronic payments from my bank?
Yes, online payments can be set up and/or scheduled through the resident portal.
- Is there a place where I can pay my rent after office hours?
No, only online payments are accepted.
- There is a person who might be staying with me for a while, is that permitted by the lease?
Occupants over the of 18 can stay in the apartment for a maximum of 14 days. After 14 days, they'll need to be approved and added to the lease.
- My children live with me in the summer; do I need to notify your office when they arrive?
Yes, occupants can be added so they reflect on the lease.
- Can I install my satellite dish at my apartment?
No, satellite dishes are not permitted on site.
- Do you have cable services?
No, we recommend to purchase cable services through the local provider.
- Does the property offer on-site recycling?
No
- Are gas grills permitted at your property?
No, the property provides grilling centers for the residents use.
- Is there any additional storage space available at your property?
All units have a screened in patio with exterior storage attached to the unit.
- Are residents permitted to paint their apartment?
Yes as long as written permission from manager is provided and the apartment has to be painted back to the original color before move out.
- Will you accept my delivery packages for me?
No, packages cannot be accepted at the office and will need to be delivered to the apartment door.
- Do you have a list of Preferred Employers?
Yes, all first resonders are eligible to apply for free.
